The Montrose Story

Montrose Properties was founded on the belief that industrial development can serve both businesses and the communities they’re part of. Built on a legacy of repurposing underutilized land, we’ve turned a former Richmond landfill into one of Metro Vancouver’s most significant sources of modern industrial operations and employment space.

Our team combines decades of experience in real estate, construction, and asset management with a commitment to long-term ownership. With a future-focused approach, we ensure that every decision, from design and partnerships to service and construction, is made with reliability, responsibility, and adaptability in mind.

From Landfill to Landmark

A total of 12 buildings are planned, providing over 3 million square feet of space once complete. The remaining buildings (approximately 7-8 future phases) are expected to be built on a built-to-suit basis.

Current Status

Four Buildings Completed

As of 2024, four buildings have been completed and 100% leased, totaling over 1.3 million SF. Our next building of 187,000 SF is currently being marketed. See opportunities at ricindustrial.com.

2024

Building 4 Completed

Construction of 8031 Zylmans Way (385,000 SF fully leased to Canadian Tire) was completed.

2023

Building 3 Completed

Construction of 8040 Zylmans Way (275,000 SF leased to Coca-Cola Bottling and Ademco) was completed.

2021

Construction begins for Building 2

Construction commenced on the second building (8011 Zylmans Way, 500,000 SF). Completed in 2023 and fully leased to Wayfair.

2020

First Building Completed

The first building at 8020 Zylmans Way (200,000 SF fully leased to Worldpac) was completed.

2019

Construction Begins

Construction began on the first building (8020 Zylmans Way, 200,000 SF).

2017

Site Preparation

Site preparation and pre-loading of the former C&D landfill began, involving extensive civil work, including the construction of a two-lane bridge to Blundell Road.

2010

Development Start

Work began to convert the former construction and demolition landfill site into a state-of-the-art industrial park.
